Developments in the City of Joondalup

An article was recently published in the WA Business News regarding the City of Joondalup. The article is based on a recent report by Damian Stone of Y-Research and a panel of property experts in which Joondalup is highlighted as a significant presence in the WA market place.

Joondalup City Centre – Striking A Balance

A distinguished panel of property experts has unanimously backed the findings of a recent independent report that gave the Joondalup City Centre the highest score for diversity of property uses across the 24 main activity centres in the Perth metropolitan area – including the Perth CBD.

The panel, facilitated by Damian Stone – Principal and Chief Problem Solver at Y-Research; included John Hackett – General Manager Metropolitan and Industrial, Landcorp; Gemma Hannigan – Centre Manager, Lakeside Joondalup Shopping City;  David Schwartz – Director, Primewest and  property analyst and commentator Gavin Hegney.

The venue for the panel discussion was at Joondalup Resort as the City hosted its first business forum of 2017 on Tuesday 4 April in front of an audience of 180 people.

Forum attendees included representatives of the local business community, politicians, major corporate organisations and companies from across the Perth metropolitan area as well as members of the media and other key City stakeholders.

Y-Research developed the Activity Centres Diversity Index, a 100-point system based on 19 individual measures including range of retail uses, size of the office and apartment markets, civic uses and transport links.

Joondalup scored 90 points, four ahead of the Perth CBD and 14 ahead of Rockingham in third spot.

Underpinning its high score were factors including Joondalup being home to Lakeside Joondalup Shopping City (currently the largest shopping centre in WA), a maturing office market, the largest apartment market north of Scarborough, good public transport links, a low level of vacancy across property markets, Joondalup Health Campus and an established large format retail market.

“The Joondalup City Centre through careful long term planning and infrastructure delivery has grown to accommodate Perth’s largest shopping centre, major university and health campuses, solid office and industrial property fed employment bases and the largest apartment market in the northern suburbs,” Damian said.

“This diversity of property uses has given Joondalup a competitive advantage over competing centres which should fuel future growth over the next decades.”

The panellists also discussed topics including what extent property diversity had been nurtured by planning initiatives for Joondalup over the past three decades, how the region’s innovation agenda will flow through to its property markets and what advice they would give the new State Government to fast track growth in Joondalup.

Joondalup Mayor Troy Pickard said it was pleasing to hear the panel’s feedback about the Joondalup City Centre, which is undergoing an unprecedented period of growth.

“Cranes in the Joondalup City Centre have now become commonplace,” he said.

“Construction of a new eight-nine-storey building on Davidson Terrace, that will house more than 800 public servants from early 2019, has already commenced and the City recently released its draft Joondalup Activity Centre Plan for public comment, which once adopted, will facilitate the development of the City Centre over the next decade.

“The JACP will further encourage high density residential and mixed use development, with plans for even higher quality public spaces to attract businesses and residents to our beautiful City.

“The creation of an integrated mixed-used area in the City Centre is a priority for the Council, as it will stimulate significant economic opportunity and facilitate greater social interaction. The future development of the large land parcel in front of the City’s administration centre, known as Boas Place, will provide a strategic setting and a sought-after retail, commercial and residential address and will form the new heart of the City Centre.”

Mayor Pickard said the City would continue to be proactive and innovative to deliver on the vision set out by Sir Charles Court in the 1970s for Joondalup to become the civic, cultural and economic capital of Perth’s northern corridor
